Yes, without restrictions and in your own name, with the same rights as Spaniards. You need an NIE number (foreigner identification number), which we obtain for you, and a Spanish bank account. You enter Spain visa-free for up to 90 days in 180.
Usually 4–8 weeks from viewing to registration of ownership; 2–4 weeks if the NIE and bank account are ready. A mortgage adds about a month.
Yes. Spanish banks (Santander, CaixaBank, Sabadell, Unicaja) finance non-residents at 60–70 % of value, with proof of income and tax returns. The average rate in 2026 is around 3 %.
No – the Golden Visa ended on 3 April 2025. Residence comes through the Non-Lucrative Visa (proof of income of €2,400/month + €600 per family member, no work in Spain) or the Digital Nomad Visa (work for a foreign employer). Owning a property makes both easier.
It depends on the property: you need a national registration number (since July 2025), a regional licence and – in buildings – a community of owners that has not banned holiday lets. Before you buy we check whether the property has or can get a licence; in Barcelona licences end in 2028.
Annual IBI and community fees; as a non-EU non-resident 24 % on gross rental income, or an “imputed” tax if you do not rent out. On sale 19 % on the gain (the buyer withholds 3 % on account). We appoint a tax representative who files everything.
Direct flights from the region (Belgrade, Zagreb, Tuzla in season) to Málaga, Alicante and Barcelona, or via Vienna, Istanbul and Munich. Málaga airport is 30 min from Marbella, Alicante 40 min from Torrevieja.
Tell us why you are buying – rent, growth, a second home or residence – and you get an investment profile, a shortlist of coasts, a cost and mortgage calculation and numbers you can verify. No obligation.
We will get back to you the same working day with a consultation slot.
